Mark Michael Ferrer :: Blog :: Helpful Considerations in Buying New Rochester Homes

April 05, 2010

If you're looking for brand-new Rochester homes, know that there are more to buying such properties that you might have previously realized. Unlike buying seller-sold homes, new homes have a lot of associated considerations that you have to focus one. From finding the home to selecting the neighborhood and the builder, here are some of those considerations you need to always keep in mind.

Finding the right house

The good news is, finding new Rochester homes doesn’t differ much from searching for existing homes. First of all, you need to pick the right location and a house plan that will be suitable for your needs including those in the future. The quality of the home is also an important consideration. If in existing homes you already know what you're getting, with brand-new homes you can easily end up with a lemon. To avoid such disaster from happening, you have to always keep in mind that the builder is a major factor.

Choosing the builder

Brand-new Rochester homes are built by builders. It only follows that you have to investigate the builder and make sure that your future home is in the right hands. The quality of the home depends on the builder.

A good way to find a builder is through references. If you know someone in the construction business, you might want to ask that person for a good recommendation. Once you have a good list of candidates, take time learning the reputation of each builder. When you are interviewing the builders, though, it will be tremendously helpful to ask relevant questions in order to gauge their capabilities. Get past the sales pitch and seek concrete details of building a home.

Choosing the plan

When you are selecting a plan for your new home, always know your needs. This is where the risks of buying brand-new homes come in. Even though you have the control on the process and will certainly have the freedom to select certain aspects of the home, you still won’t know how the house will turn out. Nevertheless, determine the basic needs of youand your family and tailor the plan on those requirements.

Hiring an agent

Even if you are buying brand-new Rochester homes, you will still need an agent to help you negotiate with the builder. It’s easy to find yourself on the losing end of a deal if you are transacting with a builder. But with the agent’s help, you can rest assured that your needs and wants will be acknowledged.
