Mark Michael Ferrer :: Blog :: Three Common Methods of Buying Miami Homes for Sale

March 29, 2010

Miami homes for sale are aplenty. Like other real estate properties in the country, the method of buying them is pretty straightforward and clear-cut. There are steps to follow and these steps also further demands additional considerations. When it comes to the approach, however, there are three ways which you can use to help you purchase the home.

With a buyer’s agent

The most common, and possible the most popular as well, method of buying Miami homes for sale is through a buyer’s agent. For many first-time buyers, it is important to work closely with a knowledgeable and experienced real estate professional. The homebuying process is often fraught with problems, and you can certainly benefit from the effectiveness of collaborating with a real estate agent to draw up preventive solutions for common challenges.

Using a subagent

If you want to skip the middleman, on the other hand, there is no problem with buying Miami homes for sale on your own. In fact, several homebuyers prefer to do it themselves. Although this type of approach is normally reserved for experienced homebuyers, there is nothing wrong with choosing to fly solo.

Using a subagent is an excellent example of solo homebuying. When you prefer to brave the process on your own but are worried about the legality of it, you can use the home seller’s agent or the subagent. Unfortunately, there are snags with this kind of approach, mainly pointing to conflicts of interest. One thing you should remember is that subagents are devoted to the seller. This means that your interest and demands might be met half-heartedly; you cannot expect the agent to accommodate all the things you want from the deal. But if you know how to wade the waters of real-estate homebuying, you can certainly surmount these challenges.

FSBO seller

But if you really want to cut the deal directly with the seller, you must make certain that the Miami homes for sale you're considering are being sold directly by the seller. It’s possible to work directly with the seller without the mediation of either a listing agent or a buyer’s agent. However, there are certain responsibilities that you should be ready to face, most importantly, drawing up a real estate contract. The most trouble you will find in this sort of approach deals with the legalities of homebuying. Be sure to arm yourself with a real estate lawyer or spend some time knowing the most important aspects of buying a home before embarking on the process.
