Mark Michael Ferrer :: Blog :: How and Where to Look for the Help You Need to Purchase a Miami Real Estate Property

March 12, 2010

If it is your first time buying a Miami real estate home, you need someone to help you guide through the process. Buying a home is not an easy task. Although all the steps can be simplified in a three-page instruction, the pithiness is not suitable for real estate. What you need is details and you can certainly achieve detailed instructions with the help of an agent.

However, the main concern now then changes to finding the perfect Miami real estate agent. The key here is to find an agent within the city. Since you are buying a home in Miami, you need someone who knows the streets, neighborhoods and alleys like the back of his or her hand. Someone who specializes in Miami’s real estate market is crucial. Even if someone offers help, you have to make sure that he or she is indeed well-versed in the city’s housing market.

One way to find an agent to help you purchase a Miami real estate property is through your friends or relatives who have successfully sold or bought a home in Miami. This is the easiest way of finding and hiring an agent. And since you already know the results of their work—as evident by the sold or purchased property of your relatives or friends—trust will also easily follow.

But if you don’t know anyone in the city, you can still find an agent the same time you are searching for the home. There are several listing websites online that offer professional real estate services. This is the perfect opportunity not only to find the agent, but also find the home as well. You may also want to try finding websites that agents themselves put up and maintain. Since many of these agents have homes they need to sell, marketing is important, and they tend to use the internet for that. However, you have to make sure that once you’ve hired the agent, he or she is entirely devoted to your business.

You will also have to decide on either using a buyer’s agent or a subagent. When you are buying a Miami real estate property on your own, and the seller happens to have an agent, you can certainly use that agent as well. However you have to be careful. Since the agent is working for the seller, your best interest may not be highlighted through the deal. To be safe, hire a buyer’s agent who will be devoted to you throughout the buying process.
