Mark Michael Ferrer :: Blog :: Before Buying a Miami Real Estate Home – Little-Known Facts You Should Know

March 01, 2010

Buying a Miami real estate home is easy enough to understand, especially with the right professional help. But one thing you should always keep in mind that your own due diligence also plays a major role in a successful purchase. There are simply a lot of things to know about real estate in general. Although you don’t need to know all of them, there are some little facts you need to find out, which include the following examples.

Everything is negotiable

If you're a first-time buyer, it’s typical to approach the home-buying process with fears of your own, especially if you don’t have any negotiation skills. But even if you are quite skilled in negotiating, you must keep in mind that everything in Miami real estate market, or any other housing market for that matter, is negotiable. From the price you pay for the home to the closing cost you need to complete the purchase, you can easily negotiate these things with the seller.

Experiences vary

Buying, even selling, a Miami real estate home is pretty straightforward. There is a general system to follow when buying a home. But those steps differ from each and every buyer, which means that you should always expect the unexpected. When it comes to real-estate, experiences do vary.

Anytime is as good as any

There is no perfect time to buy a home. Although there is a time to sell the property, when you're on the market for a house, regardless of the season and if there is a demand, then that is the time when you need to buy a home. You cannot wait to afford your dream home; buy what you can afford now then trade up later.

Communication is the key to a win-win negotiation

The only way for a successful, win-win negotiation is when there is a healthy, open communication between you and the seller (Of course, this goes without saying that you transact through your agent). Even in a buyer’s market, where you have the advantage, sellers are also eager to get an equal—or at least close to equal—slice of the pie. You need to be open to negotiation before you can expect the seller to acknowledge your demands.

Moderation is required when redecorating

Lastly, know that once you own a new Miami real estate home, you become a vulnerable victim of the redecorating cycle. Unless you know how to monitor your home-improvement expenses efficiently, always redecorate in moderation and prolong your contentment for at least until a substantial amount of cash is ready for another remodeling.
