Mark Michael Ferrer :: Blog :: Upgrade Your Miami Real Estate Home Wisely

January 26, 2010

Sometimes, in order to increase the value of your Miami real estate property, you have to upgrade some of the areas. The key here is to know that not all home updates increase home value; there are those that really do nothing. The main issue with home improvement, however, is the money. To help you, here are some budget-friendly tips.

Focus

Even if you are not planning to sell your Miami real estate immediately, investing in some upgrades now may just be helpful in the future. However, before you get too excited with a home improvement project, be sure to focus only on the areas that provide the most return value.

There are areas of the home that yield nothing but headaches and an empty wallet – you have to avoid those areas as much as possible. Home offices, extra additions and spare rooms are often not too good of a home improvement idea. What you can do is to concentrate on the bathroom, kitchen and master bedroom of your Miami real estate property. These parts are the areas of the home that buyers like to see more of, and will likely convince them to buy the property.

Add

When you are thinking of adding something to your home, be it a room or a completely new space, know first if it will be advantageous to the home value. Home extensions are a tricky bunch. Some buyers might like them others will not. The main concern you need to remember is to make it as seamless as possible. The home extension should look like it has been there since the home was built. This guarantees safety and benefit.

Another idea to add to the home is storage. Buyers are attracted to homes with plenty of storage area. If you have a spare room, turning it into a pantry can be a great idea. The garage is also another place that can add value to your home especially if it’s spacious enough. Nevertheless, you have to always do your research first before adding anything to the home.

Professionals

When it comes to making your home improvement projects come to fruition, you can either do it yourself or hire a professional. For something small and manageable, sweat equity is the best. However, if the upgrade is a large one, you need to hire people fit for the job otherwise you might do more harm to your Miami real estate property than good.
