Mark Michael Ferrer :: Blog :: Your Helpful Guide in Buying Rochester Homes

January 23, 2010

Being the third most populous city in New York, Rochester is a magnet for residents. There are a lot of reasons why people move to Rochester: the diverse community is one but it’s being the second largest economy in state is also a major plus. And when you are looking for Rochester homes which you can move into, here are some helpful tips to consider.

Choosing a neighborhood

There are a lot of choices when it comes to Rochester homes. You can choose homes for sale located in the suburbs, or duplexes and urban developments in the city. The main key in finding the right property, though, is to know and set your priorities. This can be easily done if you know your motivation. Are you planning to expand your family? Are your relocating because of a new job or are you newlyweds in the market for a nesting place? No matter what your reasons for moving in the city, use them to jumpstart your home-buying journey.

Finding a real-estate agent

If you are a first-time homebuyer, the number of Rochester homes can be daunting. And more daunting is picking the right one from the lot. This, however, will be easier if you know the location you want to move in and hire the right real-estate agent.

There are several neighborhoods in the city. While a real-estate agent might specialize in the New York real estate market, it pays to pick someone well-versed in Rochester’s housing market.

Knowing how much you can afford

Let your agent in on the details you are looking for in a home. For starters, start with the location, so you can have a focused home search. This will also reveal a whole slew of properties available in specific price ranges, which, in turn, will prompt you to know how much a house you can afford.

A great way to know this is by applying for a pre-approved mortgage. This will essentially give you enough knowledge on your buying power. Furthermore, you will find a pre-approved mortgage beneficial not only in the aspect of financing, but in lessening the often time-consuming process of home-buying.

Making an offer

You have to always include your agent when dealing with the sellers of Rochester homes. In fact, you should avoid dealing with the seller directly as this can promote conflict of interests. Especially when you are ready to make an offer, discuss your plans with your real-estate agent. The knowledge your agent can offer will be invaluable in ensuring that you won’t overspend or stray extremely below market value.
